Standridge Companies, a long-term partner, hired Scott + Reid for the development of 4.2 acres in Frisco, Texas. Located on the edge of the Custer Bridges shopping complex, a popular neighborhood center, the space required the project team to be diligent in accommodating the needs of the client, surrounding tenants and their customers.
Project scope included construction of two retail shell buildings, one 15,772 square feet with five lease spaces, and the second 7,886 square feet with three lease spaces. Additional development consisted of all underground utilities, a 525-linear-foot retaining wall, sandblasted/salt finish sidewalks, two CMU dumpster enclosures with a stone façade, and elaborate landscaping. The completed structures feature a combination of finishes; 3-step stucco finish, thin brick, thin limestone, cast stone water tables, preformed metal rustwall panels, a bronze storefront with cast stone tile window surrounds, TPO roofing with standing seam metal roof accents and prefabricated structural canopies.
Several challenges arose throughout the duration of the project. A new Wal-Mart near the site caused shut down of major construction activities for their grand opening. This required expedited completion of earthwork for both building pads, installation of the required retaining wall, a 1,300-cubic-yard fire lane and placement of all site utilities. In addition, significant rainfall caused multiple delays during the two-month time period the project team had before the event. Thoughtful planning and scheduling were instrumental in overcoming these obstacles and completing building construction on schedule.
