The client contracted Scott + Reid to perform extensive capital improvements in order to reposition the office complex and provide more amenities to tenants. The multi-phased project consisted of renovation work to three floors within one campus building and construction of a lake house retreat.
New amenities provided include a full-service commercial kitchen and café featuring six food stations, a large dining room with banquette seating, game area, several lounge areas, coffee bar, outdoor patio, executive board room, training center, and multiple huddle rooms. For the health and wellness of tenants, a state-of-the-art fitness center and locker rooms was also constructed.
The completely restyled contemporary space is brought together with varying stylistic elements and visual components. A monumental staircase, constructed with a glass railing and wood tread, connects the lobby with the second-floor meeting rooms. Beneath the stairs is multi-tiered platform seating and built-in planter boxes. Specialty wall finishes, including living walls, back-painted glass accent walls, pixel green metal walls, lacquered panels and substantial custom millwork treatments add to the stunning environment created by the project team.
Challenges arose during the design phase and continued throughout construction. Removal of the stone flooring on the first floor left a three-inch slab depression, requiring substantial build-back to float the floor and ensure the new tile would be flush with existing finished flooring. Installation of underground utilities on the first floor, including electrical and piping necessary to support kitchen equipment, involved extensive slab cuts and trenching. Use of ground penetrating radar and x-ray methods were used to locate and avoid damaging existing in-slab elements. On the second-floor, significant demolition was necessary to create the large, 50 foot x 40 foot, overlook to the first floor lobby. Removal of the floor required precise cuts of the post tensioned slab, while maintaining the structural integrity of the building. Extensive proactive coordination between the construction and engineering teams ensured all aspects of the work were considered without sacrificing safety, schedule, or design.
Constant communication and intentional sequencing proved vital for the overall success of this project. Use of multiple specialty vendors, for the commercial kitchen, extensive A/V and IT needs, elevators, and unique finishes, demanded meticulous planning and supervision to ensure the schedule was maintained. With persistence and perseverance, the project team transformed a once generic area into a space beyond the client’s expectation.
