MacArthur Center is a multi-tenant office property in Irving, Texas. Scott + Reid has performed work in these three buildings for the past 25 years. After a tornado struck the area in 2015, causing severe damage to two of the three buildings, Brookwood Real Estate purchased the property and selected Scott + Reid to perform the renovation work and assist with rebranding efforts.
Work was performed concurrently on MacArthur Center I and MacArthur Center II buildings. In MacArthur Center I, extensive renovation to the first floor brought modern finishes to the vacant property including large format tile throughout the lobby and wood veneer accents. Additionally, the basement level was retrofitted to become a tenant accessible space. Previously housing a bank vault, the basement walls were 8” thick and required difficult and exact demolition for adjustment. The Lower Level now features a fitness center with locker rooms, a multi-purpose meeting room and a childcare center. These amenities improved the value and gave the owner and brokerage group greater leverage for tenant leasing.
The scope performed in MacArthur Center II also included lobby updates with the same large format tile and a two-story book-matched wood veneer accent wall. Unforeseen existing conditions, namely a structural shear wall, required the team to engage a structural engineer mid construction to revise the designed layout of the project. Additional upgrades to MacArthur Center II included renovation to the elevators and building restrooms as well as finish-out of the management office, an updated tenant lounge, a new grab n’ go café and multiple spec suites.
Following completion, similar scope was performed in the MacArthur Plaza lobby. Elevator lobbies, corridors and restrooms on multiple floors were also updated with new finishes. At the general site property, Scott + Reid worked with the client to find an alternative solution to the outdated brick pavers that covered more than 25,000 square feet of the exterior driveway, walk paths and courtyard, saving the client money and providing a more aesthetically pleasing landscape. The final product is an updated, fresh and tenant-focused property in the thriving Las Colinas submarket.
