Museum Medical Tower

With the intent of increasing the property’s value and to maintain tenant occupancy, this client enlisted Scott + Reid for the capital improvements of Museum Medical Tower. This eight-story medical office building is located in the epicenter of Houston’s Museum District.

Based within close proximity of the METRORail, Scott + Reid was tasked with eliminating dangers due to the influx of pedestrian traffic. Throughout the life of the project, perimeter fencing, coordinated road and sidewalk closures, and alternate building access routes were utilized for the safety of both foot and vehicle traffic.

Exterior updates include an all new French-inspired building façade and embellished entry with a structural steel and glass canopy. The exterior courtyard received new landscaping along with a living green wall, sidewalks and parking garage updates. In addition, Scott + Reid refurbished the building’s waterproofing barrier, meeting the City of Houston’s updated standards.

Interior renovations include new lobby finishes; upgrades to the corridors, elevator lobbies and restrooms; as well as low voltage lighting and mechanical system upgrades. The scope of work also included the finish-out of three medical office suites, requiring the temporary relocation of five tenants. To minimize disturbances to the tenants and their patients, most work was completed after hours.

During the renovation, a sudden change in construction management made Scott + Reid’s approach to communication with key members even more beneficial. Use of daily notes kept the team members apprised of all work occurring, providing steady progress updates to those who were located out-of-state. The project team also employed extensive coordination with the client selected vendors to work cohesively with Scott + Reid’s subcontractors.

In the end, the 180,800-square-foot space has a completely updated aesthetic and feel that will continue to provide a modern yet welcoming environment for increased client satisfaction and tenant retention.
