Scott + Reid was selected by new building ownership to perform a high-profile, one-and-a-half-million-square-foot corporate restack at The Campus at Legacy West (formerly JCPenney’s corporate headquarters and campus). The first phase of the project was to downsize JCPenney’s corporate operations into one million square feet of space.
Additional work included extensive capital improvement renovations to all areas of the campus, including revitalizing multiple rotundas, interior and exterior entrances, lobbies, atriums, café, tenant lounges and a fitness center. The entire building required an upgraded smoke evacuation system, a new roof spanning the size of forty-nine football fields and updating the complex to comply with the Americans with Disabilities Act standards. The retrofitting of LED lighting, replacement of the entire IT infrastructure and new audiovisual systems in the conference rooms were other substantial capital improvements. Scott + Reid successfully remodeled eighty-eight restrooms, numerous breakrooms, training rooms and a conference center, while JCPenney continued normal operations.
Simultaneous with the capital improvement work, the project team also built-out 232,700 square feet of tenant space, spanning three floors, for NTT Data’s relocation to the campus. Project scope included extensive demolition and build-back to bring the area up to code, rerouting the existing generator and UPS backup, and intensive installation of HVAC and electrical systems to meet the client’s vast data needs.
The improvements made secured the campus’ position among the best in class amenities currently arising in the heart of the hottest submarket in DFW. The sprawling, tree-filled campus is located in an extremely desirable location, within walking distance of the restaurants and retail options of Legacy West and adjacent to over 15 million square feet of corporate and regional headquarters.
