The Shire

Scott + Reid was hired by a long-term partner, Standridge Companies, to cultivate 3.2 acres of green space adjacent to CityLine, a bustling mixed-use development in Richardson, Texas. Located within The Shire, a popular neighborhood center of its own right, the space required the project team to work scrupulously to accommodate the needs of the client, surrounding tenants and their customers.

Scott + Reid constructed an 11,283-square-foot retail shell building, leaving an additional site prepared for future development. The completed structure features king size brick, limestone veneer, cast stone water table slabs, bronze storefronts, decorative canopies and will accommodate up to four lease spaces. A CMU dumpster enclosure was built with a stone façade to match. Project scope also included all pad site work, the addition of underground utilities, landscaping, irrigation, additional parking spaces and sawcut sidewalks.

The numerous restaurants, medical offices, and various businesses within the complex, made it essential to ensure minimal disruptions throughout the duration of the project. The project team used their ingenuity to accommodate existing tenants by creating temporary customer parking, rerouting irrigation, and relocating provisional waste services. Additionally, Scott + Reid utilized perimeter fencing to establish site safety and security. Occupying a position on a busy thoroughfare, Scott + Reid also worked diligently with the City of Richardson and local authorities for service road and fire lane closures.
