When Texas Medical Center sought a general contractor for the demolition and interior build-out of their 60,000-square-foot space, they chose Scott + Reid. Located on the renowned Texas Medical Center campus, the building was originally a Nabisco bakery the client purchased to renovate into a multi-use facility.
Working in an occupied building, Scott + Reid implemented a three-phase project schedule to minimize interruptions to daily business operations. Project scope involved configuring open work spaces, an IT room, conference rooms and a breakroom. Design highlights include a custom lighting package, open ceilings, maple wood flooring, and an assortment of colored carpet tiles arranged to form a linear geometric pattern.
During demolition, the project team uncovered multiple structural brick walls. Although design intent proposed for the walls to be removed, concern over stability led the project team to consult with structural engineers and work with the design team on alternate solutions. Additional steel reinforcements and a reconfigured layout ensured the integrity of the building stayed intact. By addressing the concerns upfront and collaborating with all stakeholders on a solution, the project team ultimately saved the client time and money.
A unique component to the project was the installation of 96 private office pods using Maars String2, an advanced steel demountable wall system chosen for its acoustical performance. This was the first time this product was installed in the city of Houston, so the project team focused their efforts with extensive planning and coordination. Infrastructure for the lighting, fire sprinklers and HVAC was specifically laid out prior to installation to eliminate visible elements from the deck to the top of each pod in the open ceiling. Setting a strong precedent, Scott + Reid was able to complete installation two weeks ahead of schedule.
Scott + Reid’s diligence in communication, concern for safety, transparency, and teamwork is the foundation that has produced an enduring partnership with this client. Before final completion of this project, Scott + Reid was hired for an additional project in the building for Baylor College of Medicine.
