Alvarez & Marsal Capital Real Estate partnered with Scott + Reid to transform four former SMU satellite campus buildings into one of Plano’s most vibrant office parks.
Spanning over 200,000 square feet, the project began with a full interior and exterior demolition. Each building received major upgrades, including new HVAC systems, paint, exterior features, and private balconies. Buildings One, Three, and Four were white-boxed for future tenant build-outs, while Building Two became the central amenity hub, featuring a fitness center, tenant lounge, boardroom, flexible conference spaces, and an elevator upgrade.
The campus’s outdoor courtyard serves as a central gathering space with lounge areas, pickleball and sport courts, food truck zone, grilling station, amphitheater seating, putting green, dog park, and EV charging stations. A concealed fire lane beneath turf allows emergency access without compromising the design.
Scott + Reid delivered a modern, functional, and amenity-rich office park, helping Alvarez & Marsal make a bold entrance into the Texas market while setting a new standard for Dallas commercial construction and office environments.
